Yes; this is the normal process and we will automatically give the lender a copy of both once we have received the B.A. (Building Approval)
Yes it will, without a completed colour schedule we cannot order the materials (bricks, tiles, etc.) and therefore cannot start work.
The only matters that could effect the building schedule would be, the builder not being able to occupy the site, wet weather, unresolved variations to the contract and the bank failing to pay the progress draws as per the contract.
A Form 24 is a document that confirms that a lot has settled into the new owners name; this can be obtained from your solicitor.
A variation is any item that varies the original contract specifications and terms. To alter the original contract requires both the client and the builder to agree in writing. It is not advisable to do any variation as this could possibly slow down the building process. Try to ensure that at the time of contract signing, all items are as you want them with the home design and with the inclusions outlined within the building process. This will ensure a smooth flowing process.
Yes. Although, for safety and insurance reasons you need to arrange the visits with your building supervisor. After all it is a building site.
Generally you will be notified two weeks out from completion.
